Please read these Terms of Use carefully before using the DealScore iOS application. By downloading or using the app, you agree to be bound by these terms. If you do not agree, do not use the app.

1. Acceptance of Terms

These Terms of Use govern your use of DealScore ("the app"), developed and operated by Brandon Sipple. By accessing or using the app, you confirm that you are at least 13 years of age and agree to these terms in full.

2. Informational Purpose Only

DealScore is a financial screening tool designed to help users evaluate real estate investment opportunities. All outputs — including deal scores, cash flow estimates, cap rates, offer strategies, and any other calculations — are estimates only and are provided for informational and educational purposes.

Nothing in this app constitutes financial, legal, tax, or investment advice. You should not make any investment decision based solely on the results provided by DealScore. Always consult a licensed real estate professional, financial advisor, or attorney before purchasing any property.

3. No Warranty

DealScore is provided "as is" and "as available" without warranties of any kind, either express or implied. We do not warrant that:

• The app will be error-free or uninterrupted
• Any calculations or estimates will be accurate or complete
• The app will meet your specific requirements or expectations

HUD Fair Market Rent figures and other reference data used in the app may not reflect current local market conditions and should be independently verified.

4. Limitation of Liability

To the fullest extent permitted by law, Brandon Sipple shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising out of your use of or inability to use DealScore, including but not limited to investment losses, lost profits, or financial decisions made based on the app's output.

5. User Responsibilities

You agree to use DealScore only for lawful purposes. You agree not to:

• Reverse engineer, decompile, or attempt to extract the source code of the app
• Use the app in any way that could damage, disable, or impair its functionality
• Reproduce or redistribute the app or its content without prior written permission

6. Intellectual Property

All content, design, code, and branding within DealScore — including the name, logo, and user interface — are the property of Brandon Sipple and are protected by applicable intellectual property laws. Nothing in these terms grants you any rights to use our intellectual property.

7. Third-Party Services

DealScore is distributed through the Apple App Store and is subject to Apple's terms and conditions. Apple is not responsible for the app or its content. In the event of any conflict between these terms and Apple's App Store terms, Apple's terms will govern with respect to usage rules.

8. Changes to the App or Terms

We reserve the right to modify, suspend, or discontinue DealScore at any time without notice. We may also update these Terms of Use at any time. Updated terms will be posted on this page with a revised effective date. Continued use of the app after changes are posted constitutes your acceptance of the new terms.

9. Governing Law

These Terms of Use shall be governed by and construed in accordance with the laws of the United States. Any disputes arising under these terms shall be subject to the exclusive jurisdiction of the courts located in the United States.
